The transaction took place through netspaces, a Brazilian platform for managing digital properties, and the purchase and transfer process of the property was completed within minutes. ‘It is the first real-time digital transaction with digital currency in Brazil,’ assures Andreas Blazoudakis, founder and CEO of netspaces. Platforms enable the first real estate financing with tokens as collateral. This type of transaction is typical in the digital world, where settlement occurs almost instantly. Also known as DvP (delivery versus payment) in the market, it will be widely used by the Central Bank’s DREX once launched to consumers.
The role of blockchain technology and the influence of notaries play a significant part in expediting the property purchase and transfer process to the buyer’s name. Blockchain technology acts as a digital ledger storing data blocks transparently and immutably. It ensures traceability and security of transactions through smart contracts, which automate verification tasks, manage guarantees, and process payments.
The Tokenization of Real Estate: A Game-Changer
The property is tokenized, creating a digital representation of the asset that can be sold, managed, divided, or transferred. This generated token is linked to the property’s registration number to ensure legal validity. This digitization allows the buyer to receive property ownership instantly upon the seller receiving payment. ‘We digitize the property using a standard that records the token on the blockchain and the property’s registration. The property’s registration is done in the Real Estate General Registry (RGI) using the current Brazilian real estate registration system,’ adds Andreas.
Global Market Expansion through Digital Currency
Dynasty Global AG will now receive a percentage of rental payments from the Santa Cruz Building, a 34-story building constructed between the 1950s and 1960s in a prime area of the city. The building is located in Porto Alegre’s Historic Center and is divided among 9,034 owners. The company’s name has been added to the property’s blockchain registry, with each owner having their specified percentage.
This real estate transaction marks the first step towards the internationalization of the national real estate market through cryptocurrencies. ‘This initiative has the potential to bring high liquidity to the Brazilian real estate market,’ anticipates Andreas.
